3. Pricing & Estimates
Staging services may be advertised as “starting at $1,850” or similar language to help clients understand typical entry-level pricing. This is not a guaranteed price or quote for every property. Final pricing for any project depends on factors such as property size, number of rooms, furniture and décor requirements, amount of inventory required, property location, travel distance, property access, stairs or elevators, loading conditions, installation requirements, rental duration, transportation, labor, and any special requests or additional services.
4. Client Responsibilities
Clients are responsible for providing accurate information about the property and project. Before the scheduled installation date, the property should be reasonably clean, safe, accessible, and ready for staging. Clients should disclose known conditions that could affect staging, including construction activity, electrical hazards, structural concerns, access restrictions, HOA or condominium requirements, elevator reservations, parking or loading restrictions, pets, security systems, gate codes, lockboxes, existing property damage, or other known safety concerns.
- The client is responsible for obtaining any necessary owner, HOA, condominium, building, or other permissions required for Kennedy Collections Staging and its representatives to access the property and perform the agreed services.
5. Property Access & Authorization
By scheduling services and providing access to a property, the client represents that they are the property owner or have proper authority from the owner to permit Kennedy Collections Staging to enter and perform services. The client authorizes Kennedy Collections Staging and its employees, contractors, movers, delivery providers, vendors, and representatives to enter the property as reasonably necessary to perform the agreed services.
6. Safety & Working Conditions
Kennedy Collections Staging prioritizes the safety of clients, employees, contractors, vendors, staging inventory, and properties. We reserve the right to stop, postpone, reschedule, or refuse installation or removal if conditions reasonably present a safety concern. Examples may include active construction, exposed electrical wiring, unsafe flooring or stairs, structural hazards, hazardous materials, excessive debris, blocked entrances, unsecured animals, unsanitary conditions, unsafe loading areas, severe weather, or other dangerous or unreasonable working conditions.
7. Staging Furniture, Artwork & Accessories
Unless specifically sold or transferred to the client in writing, all furniture, artwork, décor, rugs, lamps, bedding, accessories, plants, decorative items, and other staging inventory supplied by Kennedy Collections Staging remain the property of Kennedy Collections Staging or the applicable owner or supplier. Staging inventory may not be removed from the property, transferred to another property, sold, loaned, given away, altered, painted, modified, discarded, or intentionally damaged without prior authorization.
8. Care of Staging Inventory
Clients, occupants, agents, contractors, visitors, and other persons with access to the property should exercise reasonable care around staging furniture and accessories. Staging inventory is primarily provided for presentation and marketing of the property unless otherwise agreed. Any known damage, theft, loss, or missing inventory should be reported promptly to Kennedy Collections Staging so that it can be addressed in accordance with the applicable agreement and law.
9. Loss, Damage & Theft
Responsibility for damaged, missing, stolen, destroyed, or excessively soiled staging inventory will be determined according to the applicable staging agreement and applicable law. Kennedy Collections Staging is not responsible for pre-existing property damage, concealed defects, normal property conditions, or damage caused by unrelated third parties or circumstances outside its reasonable control. Nothing in these Terms & Policies is intended to exclude or waive liability that cannot legally be excluded or waived under applicable law.
10. Personal Belongings & Valuables
Clients should remove or properly secure valuables before installation or removal services begin. This may include cash, jewelry, medications, firearms, important documents, confidential information, fragile valuables, collectibles, sentimental items, and other high-value personal property. Kennedy Collections Staging does not assume custody or responsibility for a client's personal belongings unless specifically agreed to in writing.
11. Children & Pets
For everyone’s safety, children and pets should remain away from active installation, delivery, moving, and removal areas. Pets should be properly secured before the staging team arrives. Kennedy Collections Staging may postpone or discontinue work if an unsecured animal or other condition creates a reasonable safety concern.
12. Third-Party Contractors & Vendors
Kennedy Collections Staging may use independent movers, delivery providers, installers, photographers, contractors, vendors, suppliers, or other third parties when performing or coordinating services. The use of third parties does not change the terms of the applicable client agreement. To the extent permitted by applicable law, Kennedy Collections Staging is not responsible for independent acts of unrelated third parties outside its reasonable control.
13. Scheduling, Cancellations & Delays
Installation and removal dates are subject to scheduling, inventory availability, property readiness, and other reasonable operational considerations. Schedules may be affected by circumstances such as weather, traffic, vehicle issues, building restrictions, elevator availability, property access, construction, property readiness, vendor delays, emergencies, or other circumstances outside our reasonable control.
Cancellation, rescheduling, extension, storage, additional-trip, transportation, and other applicable charges will be governed by the client’s proposal, invoice, staging agreement, or other written agreement with Kennedy Collections Staging.
14. Occupied Properties
When staging services are performed in an occupied property, occupants remain responsible for their personal belongings and for maintaining reasonable care of the staged property. Staging inventory should not be treated as ordinary household furniture unless Kennedy Collections Staging has specifically authorized such use in writing.
15. Installation & Removal
Kennedy Collections Staging will make reasonable efforts to protect the property while installing and removing staging inventory. Clients should disclose particularly delicate flooring, walls, surfaces, fixtures, or other property features before work begins. Normal movement of furniture and staging materials may involve reasonable contact with floors, walls, doorways, elevators, and other surfaces. Any concern regarding property damage should be reported promptly so that it can be reviewed.
16. Photography & Portfolio Use
Kennedy Collections Staging may photograph completed staging projects for documentation, portfolio, website, social media, advertising, marketing, and promotional purposes where permitted by the applicable agreement and law. Reasonable efforts should be made not to intentionally display private personal information. If a particular staging agreement contains different photography or marketing permissions, the terms of that agreement will control.
17. No Guarantee of Property Sale or Performance
Kennedy Collections Staging provides staging and styling services intended to improve the presentation and marketability of properties. However, we do not guarantee that a property will sell or lease, receive an offer, achieve a particular sale or lease price, obtain a particular appraisal, reach a specific number of showings, achieve a particular time on market, or deliver a specific return on investment. Real estate results depend on many factors outside our control, including market conditions, pricing, location, property condition, financing, buyer demand, and marketing.
18. Website Content & Intellectual Property
Unless otherwise indicated, original Kennedy Collections Staging website content, branding, logos, photographs, graphics, staging photographs, designs, text, layouts, and other original materials are owned by or licensed to Kennedy Collections Staging. Such materials may not be copied, reproduced, republished, distributed, modified, or commercially used without permission except where permitted by law.
